, each property has a manager who is responsible for facilitating the showing and leasing of apartments as well as dealing with end-of-lease duties like processing move-outs. Typically, that same individual is also responsible for all resident relations including taking maintenance requests, dealing with tenant disputes, distributing notices, monitoring contracted workers, handling property-specific correspondence, etc. Many sites also have on-site maintenance personnel who work closely with the on-site manager to ensure that the property is being kept up to Premier's standards.
The on-site personnel are supervised by
regional property managers
. Each regional manager has anywhere from a few hundred to over a thousand units to oversee. It is the responsibility of the regional manager to train all on-site staff, negotiate contracts for his or her properties, manage vacancies and delinquencies, relay company policy, monitor compliance with local and state statutes, etc.
handles all accounts payable and receivable. All rent checks are mailed directly to corporate and all bills are paid directly from the corporate office to the vendor. The majority of notices come from the corporate office and it is also where collection and eviction activity is processed. The regional property managers report to the corporate office on the regular basis to check in for policy updates, for continuing education, and for performance evalutions.
